We bought this house, or at least we thought we did, from a builder that we had a contract with. The contract stated that we would make payments for a certain length of time at a specific interest rate, and when all was said and done we would own the house. And it was all in writing!!! Eight years of making payments on time!!! No late payments!!! We found out recently that the owner of the house took out a loan. Then he fell on hard times and lost the house. People did come out to measure and take pictures of the house and we were told it was for new insurance.
The first time we heard about a bank loan on our house was when the house was foreclosed on, because a hand written eviction notice was attached to the door with tape.
I immedately called to try to buy the house thinking that my payment record was evidence enough that I would pay the payment. But Countrywide only looks at the numbers of your credit score they are not interested in the preponderance of the evidence that clearly suggests that we are in fact reliable enough to make house payments.
Isn't it ironic that the person that they considered to have sterling credit (his credit score was apparently high enough) defaulted on the loan. People who have good credit can have hard enough times to default on loans too.
The seriously insane part of this is that the people that can prove eight years of perfect payments aren't credit worthy.
It just seems to me that someone in that huge company could think outside the box. If you have someone that is willing to make the payments that has a perfect house payment history, and is willing to make up the missed payments on the loan so that the company is not out any money; shouldn't you then say, oh, I don't know - go ahead let them try it. If they default we'll be no worse off than we are now. It seems so stupid to me for them to walk away from a sure thing to who knows what?
Apparently,the lesson they wont learn is that a good credit score doesn't mean a hill of beans!!!!!!!! Do these people actually use their brains? Now they have a house they must refurbish and sell and perhaps be back in this position again.
By the way almost everything on my credit was from medical bills or an old bankruptcy (also medical bills).
Another thing that bothers me is I wasn't even given a chance to rent it. They already had a renter that had a flawless payment record. If they consider me a renter and the property is making money why would they kick me out. Why not sale the house to an investor that would love to have such a dedicated renter. They should not be allowed to kick people out before exploring all the options for both parties. Who runs this organization? Did he go to school?
Also I think it's very odd that no one from the mortgage company came and checked out the house when the owner went bankrupt, or when the regisitered mail was sent back because the owner didn't live there? If you had an investment that you loaned $105,000 on wouldn't it be worth the drive to check out the situation. All they had to do is knock on the door and ask what was going on. I could have saved the house if I knew what was going on. This just seems so illegal. Renters should have more to say about what happens. The saddest part is I never thought I was a renter, I thought I was buying it. I made all the repairs and took care of everything.
This was not a complicated situation, it was a no brainer! And sure enough not one person in Countrywide used their brain.
I thought I would always own this house and now by no fault of my own it has been ripped from my family.
I have altered some of the Pictures so you can see what a beautiful home it was without looking at the pitiful carpet. Ofcourse eight years of kids and red Georgia clay are too much for any carpet.
